Southwest Ocala

Southwest Ocala is where the county does its everyday living. The State Road 200 corridor carries the shopping, the restaurants and most of the medical — both hospital systems have campuses on this side of town — and the neighborhoods hang off it in every direction: established concrete-block subdivisions from the 80s and 90s, newer builds filling in behind them, and lots that still come with real trees.

This is also Marion County’s retirement engine. On Top of the World is one of Florida’s largest 55+ communities, a city of its own off SR 200 with golf, town centers and its own event calendar, and it is far from alone — Oak Run, Cherrywood Estates and a dozen smaller communities line the corridor. The result is a market with two healthy lanes running at once: first-time and family buyers in the standard neighborhoods, and a steady downsizing lane into the 55+ communities beside them.

It is also, plainly, Shane’s home turf as an agent — a meaningful share of his closings sit in the 34476 and 34481 zips, and the neighborhoods off SW College Road are the ones he walks most often. If you’re starting an Ocala search without a fixed idea of where, this is usually the first area worth ruling in or out: the widest inventory in the county, at prices that still undercut the coasts by a wide margin.
